Becoming a licensed real estate professional varies from state to state and from country to country. Licensed agents and brokers are required to gain a certain number of hours of pre-licensing education and in some cases, experience. There are a few requirements that you must meet to become a real estate agent based on the state that you wish to work. The general requirements to take the test are the same. You must be at least 18 years of age, be a US citizen and have completed required pre-license education and passed a background check. Based on whether you wish to become a residential or corporate agent or broker, getting a college degree may be a wise choice. Therefore, you will be required to sign up for classes to prepare you for the state exam.
Every state has a webpage that provides a list of accredited real estate schools. Once you find a suitable school in your area, contact them. Choose classes offered at times that are convenient for you. After you complete your pre-licensing schooling, you will be handed transcripts to apply for a license. The better you do, the better you’ll do on the exam. You’ll also need to get somewhere between 40 and 200 hours of course work depending on your location.
Because you will need to make a substantial investment in your education and preparation, you need to be sure that this is something that you want to do for a long time. While careers in real estate offer the potential for unlimited income, you must understand what will be required of you. You will spend a great deal of time developing relationships with clients, prospecting, and getting yourself and your name in front of others. You are primarily working for yourself, which means taking care of your lead generation, your office management, and all of your advertising, education, scheduling, and paperwork.
Once you’ve committed to pursue a career in real estate, apply to take your state exam. You can find the forms and fees on your state real estate commission’s website. Once you fill them out and everything’s accepted, you’ll get notice of how and when to take your licensing exam. The next part is entirely up to you. You will need to take and pass the test to get your license. This is no small feat. Most exams are complicated, so study and preparation are essential.
Now, once you’ve passed the test, you will have to submit your fingerprints and pass a background check to get your license. Everything after this point is entirely up to you.
